In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 19, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Known as being part of Lot 19 in the North Division of Ravenna Township and bounded and described as follows:

Beginning at a point in the centerline of Dawley Road and the South line of Lot 19 and being S. 89 deg. 59' 39" E., a distance of 1375.64 feet from a monument at the intersection of said road line with centerline of State Route 14; thence N. 00 deg. 00' 00" W., a distance of 336.70 feet to a 5/8" iron pin set; thence N. 90 deg. 00' 00" E., a distance of 287.06 feet to a 5/8" iron pin set; thence S. 00 deg. 00' 00" W., a distance of 122.06 feet to a 5/8" iron pin set; thence N. 90 deg. 00' 00" W., a distance of 132.32 feet to a 5/8" iron pin set; thence S. 00 deg. 00' 00" W., a distance of 214.62 feet to a 5/8" iron pin set; thence N. 89 deg. 59' 39" W., a distance of 154.73 feet to a 5/8" pin set at the principal place of beginning and containing 1.5668 acres of land, based on a survey conducted in February of 2003 by John R. Alban, Professional Surveyor 7651. Subject to restrictions, reservations and conditions of record.

Said Premises Located at 3151 Dawley Rd., Ravenna, OH 44266.

Said Premises Appraised at $60,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
