Beginning for commencement at the centerline intersection of Waterloo Rd., C.H. 87-M and the Northwest corner of Lot 99, witness a P.K. nail found; thence N. 90 deg. 00' 00" E., along the centerline of Waterloo Rd., C.H. 87-M, a distance of 264.50 feet to a point in the centerline; thence turning S. 00 deg. 28' 30" W., along the east line of C. A. and M. R. Lester Deed #200415216, a distance of 228.02 feet to a capped rebar found and the true place of beginning for the property herein described; thence continuing S. 00 deg. 28' 30" W., along the East line of M. M. Whittlesey Family Limited Partnership O.R.V. 292, Page 674, a distance of 66.00 feet to a point, witness a rebar found 1.11 feet South and 0.17 feet East; thence turning N. 90 deg. 00' 00" W., along the North line of Waterloo Management D.V. 1100, Page 419, a distance of 50.00 feet to a point, witness an iron pipe found 0.34 feet South and 0.05 feet West; thence turning N. 00 deg. 28' 30" E., along the East line of T. P. and M. E. Ellsworth Deed #2004022420, a distance of 66.00 feet to a capped rebar found; thence turning N. 90 deg. 00' 00" E., along the South line of C. A. and M. R. Lester Deed #200415216, a distance of 50.00 feet back to the true place of beginning. The area contained in this property is 0.0758 acres of land more or less. The basis of bearing is to an assumed meridian, and denotes angles only. The survey was performed by Terrence L. Pearson, P.S. #7305 in May of 2005. The property being conveyed is held in fee title by M. M. Whittlesey Family Limited Partnership O.R.V. 292, Page 674.

Wise by John and Linda Kuyper by deed recorded as Volume 1092, Page 0410 of the Portage County Records, more fully bounded and described as follows, to wit:
Commencing at a spike set at the Northwesterly corner of said Lot 99, said point also being in the centerline of Waterloo Road (60 foot right-of-way); thence North 90 degrees 00 minutes 00 seconds West, along the said centerline of Waterloo Road and the North line of said Lot 99, a distance of 214.50 feet to a point in said centerline of Waterloo Road witnessed by a 3/4 inch pipe, found 4 inches deep bearing South 00 degrees 22 minutes 23 seconds West at a distance of 30.00 feet, said point being the point of beginning; thence North 90 degrees 00 minutes 00 seconds East, continuing along the said centerline of Waterloo Road and the North line of Lot 99, a distance of 50.00 feet to a point witnessed by a 3/4 inch pipe found 1 inch deep bearing South 00 degrees 22 minutes 23 seconds West at a distance of 30.00 feet; thence South 00 degrees 23 minutes 51 seconds West, a distance of 228.00 feet to a rebar set; thence North 90 degrees 00 minutes 00 seconds West, a distance of 50.00 feet to a rebar set; thence North 00 degrees 23 minutes 51 seconds East, a distance of 228.00 feet to the point of beginning. The above described parcel contains 11400.01 square feet or 0.262 acres, of which 0.034 acres are in the public right-of-way, as surveyed by actual field measurements by Joseph A. Corall, Ohio Professional Surveyor Number 6911 of Campbell & Associates of Cuyahoga Falls, Ohio in May of 2004 and is subject to all easements and right-of-ways of public record or as otherwise legally established. The basis of bearings for this survey is North 00 degrees 00 minutes 00 seconds East, along the centerline of said Waterloo Road as indicated in the above mentioned deed. All rebars set are 5/8 inch bars with caps inscribed "CAMPBELL & ASSOCIATES".

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
