Situated in the State of Ohio, County of Portage and Township of Palmyra, and being part of Lot 2 in the Second Subdivision of lots in said Palmyra Township, and being all of a parcel now or formerly owned by Beneficial Ohio Inc., dba Beneficial Mortgage Co. (File No. 200526837) and being further described as follows:
Commencing for reference at a 1" bar in a monument box found at the centerline intersection of Tallmadge Road (C.H. 18) and Deerfield-Paris Road (S.R. 225); thence S. 00 deg. 05' 00" W. (basis of bearings) along the centerline of said Deerfield-Paris Road, a distance of 1714.40 feet to the true place of beginning of the parcel herein described;
1. Thence S. 89 deg. 33' 17" E., along the South line of a parcel now or formerly owned by Anthony & Tina Brown (File No. 200502159) which is the North line of said Beneficial Mortgage parcel, a distance of 232.98 feet (passing over a 5/8" bar set at a distance of 40.00 feet) to a 5/8" bar set;
2. Thence S. 00 deg. 04' 57" W. along the West line of a parcel now or formerly owned by Jack A. & Norma S. Myers Tr. (File No. 200303221) which is the East line of said Beneficial Mortgage parcel, a distance of 196.60 feet to a 5/8" bar set;
3. Thence S. 89 deg. 24850' 15" W., along the North line of a parcel now or formerly owned by Stephen W. Olszak (Deed 1120/962) which is the South line of said Beneficial Mortgage parcel, a distance of 232.98 feet (passing over a 5/8" bar set at a distance of 192.98 feet);
4. Thence N. 00 deg. 05' 00" E., along the centerline of said Deerfield-Paris Road which is the West line of said Beneficial Mortgage parcel, a distance of 199.07 feet to the true place of beginning and containing 1.058 acres as surveyed by James L. Emmons, S-7955 in March, 2006. Subject to the right of way of Deerfield-Paris Road (S.R. 225-80' wide) containing 0.183 of an acre. Basis of bearing, S. 00 deg. 05' 00" W., taken from File No. 200526837. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
