In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 29, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

The following described piece or parcel of land, situated in the City of Streetsboro, County of Portage and State of Ohio:

And known as being part of Original Streetsboro Township Lot No. 35 and further known as being Sublot No. 116 in Arrowhead Trails Sub Division No. 5 per Plat Volume 96-56 of Portage County Records, be the same more or less, but subject to all legal highways.

Less and except:

Being part of land now or formerly owned by Dionne M. and Andrew D. Suttell as recorded in O.R. 333, Page 847 of the Portage County Recorders Office. Situated in the City of Streetsboro, County of Portage and State of Ohio and known as being part of Lot 116 of the Arrowhead Trails Subdivision No. 5 as recorded in Plat Volume 96, Page 56 of the Portage County Recorders Office and more fully described as follows:

Beginning at an iron pin found at the most Northwest corner of Lot 116 of said Arrowhead Trails Subdivision No. 5 said iron pin being the true place of beginning for the parcel herein described; thence South 19 degrees 24 minutes 54 seconds East, a distance of 175.56 feet to an iron pipe found; thence South 52 degrees 32 minutes 23 seconds West, a distane of 191.56 feet to an iron pin found; thence South 88 degrees 55 minutes 46 seconds East, a distance of 402.22 feet to a 5/8" rebar set on the West line of Lot 115 of the Arrowhead Trails Subdivision No. 48-2 passing over an iron pin found at 314.98 feet; thence along said West line, North 32 degrees 07 minutes 44 seconds West, a distane of 142.78 feet to an iron pin found at the Southeast corner of Lot 104 of the Arrowhead Trails Subdivision No. 48-2; thence South 86 degrees 37 minutes 42 seconds West, along the South line of said Lot 104, a distance of 114.66 feet to an iron pin found; thence North 19 degrees 21 minutes 13 seconds West, a distance of 204.70 feet to an iron pin found at the Northwest corner of Lot 102 of the Arrowhead Trails Subdivision No. 48-2, said iron pin also being on the South right of way of Shawnee Trail, a 60 feet right of way; thence along said right of way South 70 degrees 35 minutes 06 seconds West, a distance of 53.25 feet to the true place of beginning and containing 1.0044 acres of land as surveyed by Robert S. Parks, P. S. 7012 in July 2002. Basis of bearings is South 70 degrees 35 minutes 06 seconds West, the centerline of Shawnee Trail as stated in Plat Volume 96, Page 56 of the Portage County Recorder Office. Now known as Lot 116 RA as recorded in Plat 2003-24.

Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
