In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 15, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the Township of Deerfield, County of Portage and State of Ohio, located in and being part of Lot 31 and being the same land as previously deeded in O.R. Volume 205, Page 709 of the county records of deeds and being more fully described as follows:

Beginning at an iron pin found at the intersection of the North right of way line of U.S. Route 224, Akron-Canfield Road and the West right of way line of S.R. 225, Deerfield-Windham Road in the center area of the town square; thence N. 89 -13 -10 W., a distance of 605.00 feet along the North right of way line of U.S. Route 224 to an iron pipe found at the S.W. corner of land now or formerly owned by R. S. Higgins and at the Southeast corner of land now or formerly owned by S. M. & A. F. Kozma as recorded in O.R. 205/709 and which point is the true place of beginning; thence continuing N. 89 -13 -10 W., a distance of 132.38 feet along the said right of way line to an iron pin found at the Southeast corner of land now or formerly owned by M. H. Nemenz, 989/961, said land of Nemenz was formerly known as the school house lot; thence N. 00-47-50 E., a distance of 208.00 feet along the common line with land of Nemenz to an iron pipe found at the S.W. corner of Sublot 3 of the St. Clair Subdivision as recorded in Plat Book Volume 20, Page 47 of the county records of plats; thence S. 89 -13 -10 E., a distance of 132.38 feet parallel with the North line of U.S. Route 224, along the South line of Sublots 3 and 4 of the said St. Clair Subdivision to an iron pipe found at the N.W. corner of land of Higgins; thence S. 00-47-50 W., a distance of 208.00 feet along the common line with lands of Higgins to the true place of beginning and containing 0.632 acre of land as prepared from public records and earlier surveys made by Terrence R. Hohnhorst, Registered Land Surveyor Number 5065, October, 2002.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
