In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 15, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Situated in the Township of Nelson, County of Portage and State of Ohio:

Known as being part of Lot No. 16, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin found at the centerline intersection of Hopkins Road (Highway No. 250) and Pierce Road (Highway No. 292), the centerline of Pierce Road is also the South line of said Lot No. 16; thence North 01 deg. 15' West along said centerline of Hopkins Road for a distance of 661.00 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence South 88 deg. 45' West, for a distance of 230.00 feet to an iron pin in the Northwest corner of a 0.528 acre parcel of land; thence North 01 deg. 15' West for a distance of 100.00 feet to an iron pin in the Southwest corner of another 0.528 acre parcel of land; thence North 88 deg. 45' East for a distance of 230.00 feet to an iron pin in the centerline of Hopkins Road; thence South 01 deg. 15' East for a distance of 100.00 feet (along the centerline of Hopkins Road) to the true place of beginning and found to contain 0.528 acre of land as surveyed by Lucius F. Converse, C. E., Registered Survyor No. 1199 in April 1967.

Note:

Iron pins were set 30.00 feet Westwardly from the centerline of Hopkins Road on both of the East and West lines.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
