In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 24, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Garrettsville to-wit:

Situated in the County of Portage, State of Ohio, to wit:

Known as being Village Lot No. 75 according to J. Cole's survey made, A.D. 1870 recorded in Volume 2, Page 7 Portage County Records of Plats, excepting a piece of land on the South end of said lot deeded to Eliza Tidball, executed April 20, A.D. 1891, said piece of land is a 8 feet wide on the alley and runs to a point on the East side of said lot, be the same more or less, but subject to all legal highways. Also the following:

Located in Original Lot No. 1, Nelson Township now within the Village of Garrettsville, Portage County, Ohio, more particularly known as being part of Allen Alley connecting Water Street and Maple Avenue, and bounded and described as follows:

Beginning at an iron pipe marking the East corner of Lot No. 76 of the 1870 plat of the Garrettsville recorded in Volume 2, Page 7, Portage count record of plats; thence South 51 deg. 57' East, along the Southwesterly line of Maple Avenue, 10.00 feet to a drill hole in the centerline of said Allen Alley, to the true place of beginning for the following desribed premises; thence South 51 deg. 57' East, 10.00 feet to an iron pipe at the North corner of Lot 75; thence South 43 deg. 31' 40" West, along the Northwesterly line of Lot 75, 129.75 feet to an iron pipe; thence North 47 deg. 20' West, 9.89 feet to a R.R. spike in the centerline of said Allen Alley; thence North 43 deg. 30' East, along the centerline of Allen Alley, 128.94 feet to the true place of beginning and containing 0.0294 acre of land as surveyed in November 1974 by Donald D. Harvey, Registered Surveyor No. 4112.

Said Premises Located at 8186 Maple Avenue, Garrettsville, OH 44231.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
