In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 13, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Windham to-wit:

Situated in the Township of Windham, County of Portage and State of Ohio:

And known as being part of Lot No. 80, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin at the centerline intersection of State Route No. 82 with the centerline of Colton Road (Highway No. 252); thence North 17 deg. 58' East, along the centerline of Colton Road for a distance of 680.29 feet to an angle in said Colton Road; thence North 00 deg. 25' East, along the centerline of Colton Road for a distance of 395.00 feet to an iron pipe which marks the true place of beginning of the following described parcel of land. This true place of beginning is at the Northeast corner of a 1.148 acre parcel of land; thence North 89 deg. 35' West along the North side of said 1.148 acre parcel of land for a distance of 500.00 feet to an iron pin; thence North 00 deg. 25' East, a distance of 100.00 feet to an iron pin; thence South 89 deg. 35' East, for a distance of 500.00 feet to an iron pin in the centerline of Colton Road; thence South 00 deg. 25' West along the centerline of Colton Road for a distance of 100.00 feet to the true place of beginning and found to contain 1.148 acres of land as surveyed by Lucius P. Converse, Registered Surveyor No. 1199 in June 1963.

Note:

Iron pins were found or set 30.00 feet Westwardly from the centerline of Colton Road on both of the East and West lines.

Said Premises Located at 9605 Colton Rd., Windham, OH 44288.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
