Situated in City of Ravenna, County of Portage and State of OH and being described in deed dated 08/30/1995 and recorded 09/07/1995 in Book 51, Page 138-139 among the land records of the county and state set forth above, and referenced as follows:

And known as being a tract of land located in Lot 8, S. D., Ravenna Township, Portage County, State of Ohio, and being further described as follows:
Being parts of Lot 45 and 46 of the Babcock & Motz Allotment recorded in Plat Book Volume 4, Page 25 and 32 in the county recorder's office; being the North 32 feet of Lot 45 and the South 23 of Lot 46, meaning to convey 55 feet frontage on the West side of Spring Street and extending back 180.00 feet and containing .228 acre of land. Excepting real estate taxes and easements, both general and special, which sahll be pro-rated on the date of transfer and shall thereafter be assumed and paid by the Grantee, easements and leases of record, building restriction and zoning regulations.

Situated in the Township of Ravenna, County of Portage, State of Ohio:
Known as being all of Lot No. Forty-four (44) and the South one-half of Lot No. 45 of the Babcock and Motz Allotment that is recorded in Volume 4, Page 25 of plat records, said lot and half lot together forming a tract of land having a frontage of 96 feet on the West side of Spring Street and a depth of uniform width of 180 feet.
Said Premises Located at 6233 Spring Street, Ravenna, OH 44266.
Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
