Situated in the State of Ohio, County of Portage and the Township of Ravenna. Being part of Original Lot 13 Middle Division of said township beginning for commencement at the intersection of St. Rt. 88, a 60' public right of way and Peck Rd. a 60' public right of way; thence N. 00 deg. 42' 00" W., along the centerline of Peck Rd., a distance of 45.60' to a point in said road. The said point also being the true place of beginning for the property herein described, said property owned by M. C. Riethman who claims title through Deed Volume 1042, Page 454; thence along the next four courses; thence turning N. 47 deg. 31' 00" W., along the Northeast property owned by A. JR. and L. L. Mantz, a distance of 281.75 feet to a point; thence turning N. 42' 36" 00" W., continuing along the Northeast property line of A. JR. and L.L. Mantz, a distance of 229.92 feet to a point; thence turning N. 89 deg. 22' 00" E., along the South property line of E. L. and L. K. Laughlin, a distance of 358.60 feet to a point in the centerline of Peck Rd.; thence turning S. 00 deg. 45' 42" E., along the centerline of Peck Road, a 60' public right of way a distance of 363.53 feet back to the true place of beginning. Containing 1.560 acres of land more or less, as surveyed from record by Terrence L. Pearson, R.P.S. #7305 in June of 2000 from a survey by C. B. Dodge in Sept. 1955. The basis of bearing (N. 00 deg. 42' 00" W.) taken from Deed Volume 1042, Page 454.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
