The land referred to in this commitment, situated in the Township of Mantua, County of Portage, State of Ohio, is described as follows:
Beginning at a 5/8 inch rebar with I.D. Cap No. 5096 set at the Southeast corner of said Lot 10, point also being in the North property line of property of land now or formerly owned by J. Bogdon, Deed Volume 530, Page 133; thence South 89 degrees 31 minutes 29 seconds West, along the South line of said O.L. 10 and the North line of land now or formerly owned by J. Bogden, SBA, an Ohio Partnership Deed Volume Page 544 and J. A. & M. Schotzer, Deed Volume 872, Page 598, a distance of 1493.30 feet to an 1/2 inch iron pipe found in the centerline of Wayne Road (60' RW) and the Northwest corner of said Schotzer's land and passing over and 1/21 inch from pipe found at 141.98 feet from the Southeast corner of O.L. 10 and passing over a 5/8 inch rebar with I.D. Cap No. 5096 set at the East right-of-way line of said Wayne Road; thence North 32 degrees 45 minutes 00 seconds East, along the centerline of Wayne Road, a distance of 607.06 feet to a 1/2 inch iron pipe found at a angle point in centerline; thence North 32 degrees 00 minutes 47 seconds, East along the said centerline, a distance of 392.94 feet to a track spike set, said point being the true place of beginning for the parcel herein described; thence containing along the centerline of Wayne Road, North 32 degrees 00 minutes 47 seconds East, a distance of 200.00 feet to a track spike set; thence North 89 degrees minutes 54 seconds East, a distance of 795.49 feet to 5/8 inch rebar with I.D. Cap No. 5096 set, passing over a 5/8 inch rebar with I.D. Cap No. 5096 set in the East right-of-way line of said Wayne Road; thence South 32 degrees 00 minutes 47 seconds West, parallel with the centerline of said Wayne Road; a distance of 200.00 feet to a 5/8 inch rebar with I.D. Cap No. 5096 set; thence South 889 degrees 58 minutes 54 seconds West, a distance of 795.49 feet to the true place of beginning, passing over a 5/8 inch rebar with I.D. Cap No. 5096 set in the East right-of-way line of Wayen Road and containing 3.096 acres of land, more or less, as surveyed in December 1992 under the directoins of Bruce J. Campbell, P.S. 5096 of Campbell and Associates, Inc. the basis of bearing for this survey is South 00 degrees 40 minutes 36 seconds East as the East line of Original Lot 10 and is assumed meridian need to denotes angles only.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
