In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, July 2, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

PARCEL ONE:

Being part of Lot 15 S. D. beginning for commencement at the S.W. corner of Sublot 1 of the O. H. Price Allotment, Plat Book 2, Page 25, said point is also the true place of beginning for the property herein described witness an iron pipe found; thence S. 00 deg. 06' 04" E., a distance of 40.41 feet to a point in the centerline of Cleveland Ave.; thence turning N. 48 deg. 01' 53" W., along the centerline of Cleveland Ave., a distance of 80.83 feet to a point in said centerline; thence turning N. 00 deg. 06' 04" E., along the East property line of M. S. and S. C. Dickerhoof, a distance of 160.00 feet to a capped rebar set and passing over an iron pipe found 40.41' from the centerline; thence turning N. 89 deg. 53' 44" East, along the South property line of M. S. and S. C. Dickerhoof, a distance of 60.00 feet to a capped rebar set; thence turning S. 00 deg. 06' 04" E., along the West property line of N. K. Cserhati and L. E. and D. M. Dudek, a distance of 173.75 feet back to the true place of beginning. Containing 0.2577 acres of land more or less, excepting all legal highways or easements of record. Be the same more or less, but subject to all legal highways.

Said Premises Located at 676 Cleveland Rd., Ravenna, OH 44266-2022.

Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
