In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 25, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage and State of Ohio and known as being Lot Number 25 in Tappan's Addition to the Township Plat of Ravenna as laid out in Lot Number 49 of the South Division of lots in Ravenna Township as recorded in Volume 52, Page 348 of the deed records of Portage County, said lot having a frontage of 60 feet on the East side of Elm Street and extending Easterly therefrom of equal width 133 and a half feet, excepting therefrom the premises conveyed by Nelle F. Streator Libis and E. H. Libis, wife and husband to Charles Nash on August 14, 1922 and recorded in Volume 270, Page 87 described as follows:

Situated in the City of Ravenna, County of Portage and State of Ohio, and known as being part of Lot 25 in Tappan's Addition to the City of Ravenna and further described as follows:

Beginning at the Northwest corner of said lot; thence South along the West line of said Lot 38, 15 feet; thence East 29 9 feet parallel with the North line of said lot; thence North 5 8 feet parallel with the West line; thence East 103 6 feet parallel with the North line to the East line of the lot; thence North along the East line of the lot, 32 35 feet to the Northeast corner of the lot; thence West along the North line of the lot, 133 5 feet to the place of beginning.

Said Premises Located at 160 Elm Street, Ravenna, OH 44266.

Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
