In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 21, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Situated in the State of Ohio, County of Portage, Township of Nelson and being a part of Lot 10 of said Nelson Township and being a part of lands owned by S. Angel and being further bounded and described as follows:

Beginning at the point of intersection of the centerline of Center Road, C.H. 293 (60 feet in width) with the centerline of Brosius Road, T.H. 289 (60 feet in width); thence S. 00 deg. 14' 12" W., along the centerline of Brosius Road, T.H. 289, a distance of 334.29 feet to a point, said point being the true place of beginning for the herein described parcel of land; thence N. 74 deg. 19' 39" E., passing over an iron pin set at 31.20 feet; a total distance of 532.85 feet to a point, said point being S. 60 deg. 39' 05" W., 0.62 feet from an iron pin found; thence N. 28 deg. 40' 24" W., a distance of 143.55 feet to an iron pin set in the Southerly line of lands owned by K. Sikula; thence N. 61 deg. 03' 01" E., along the Southerly line of said Sikula lands, a distance of 82.51 feet to an pipe found in the Westerly line of lands owned by J. Barnosky; thence S. 29 deg. 20' 09" E., along the Westerly line of said Barnosky lands, a distance of 354.75 feet to an iron pin found; thence S. 74 deg. 19' 28" W., passing over an iron pin set at 687.37 feet, a total distance of 718.56 feet to a point in the centerline of Brosius Road, T.H. 289; thence N. 00 deg. 14' 12" E., along the centerline of Brosius Road, T.H. 289, a distance of 193.09 feet to a point returning to the true place of beginning and containing an area of 3.152 acres as surveyed by Danny L. Wilson, P.S. Ohio 7238 in January 2000.

Said Premises Located at 10966 Brosius Road, Garrettsville, OH 44231.

Said Premises Appraised at $185,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
