In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 21, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Located in Lot No. 41, Nelson Township, Portage County, Ohio and bounded and described as follows:

Beginning at the point of intersection of the centerlines of State Route 305 and Kyle Road (TH 311); thence S. 87 deg. 31' 12" E., along the centerline of S.R. 305, 411.69 feet to a point, the true place of beginning for the following described premises; thence continuing S. 87 deg. 31' 12" E., along said centerline, 241.00 feet to a point; thence S. 0 deg. 47' 34" W., passing over an iron pipe at 30.00 feet, a total distance of 629.03 feet to an iron pipe; thence N. 88 deg. 10' 47" W., 232.14 feet to an iron pipe; thence N. 1 deg. 50' 12" W., 333.60 feet to an iron pipe; thence N. 2 deg. 02' 30" E., passing over an iron pipe at 268.79 feet, a total distance of 298.79 feet to the true place of beginning and containing 3.4000 acres of land as surveyed in December 1983 by Donald D. Harvey, Registered Surveyor No. 4112. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
