Situated in the Township of Nelson, County of Portage and State of Ohio:
Being part of Lot 46 in said township and bounded and described as follows:
Beginning at a point in the Easterly line of Lot 46 and Easterly line of Portage County at the intersection of the centerline of T.H. 295, Knowlton Road and T.H. 308, Shank Road; thence North 85 deg. 52' 03" West, along the centerline of T.H. 295, a distance of 468.57 feet to a point; thence North 03 deg. 35' 42" East, (passing over an iron pipe at 30.00 feet and at 656.21 feet) a distance of 681.80 feet to a point in the centerline of Tinker Creek; thence South 53 deg. 22' 57" East, along the centerline of Tinker Creek, a distance of 560.57 feet to a point in the Easterly line of Lot 46, Easterly line of Portage County and centerline of T.H. 308; thence South 03 deg. 48' 54" West, along the Easterly line of Lot 46, Easterly line of Portage County and centerline of T.H. 380, a distance of 308.71 feet to a point of beginning, containing 5.726 acres of land, more or less as surveyed May 12, 1975, by Albert Szuch, Registered Surveyor No. 5398.
Said Premises Located at 10683 Knowlton Rd., Garrettsville, OH 44231.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
