In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 30, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Situated in the Township of Freedom, County of Portage and State of Ohio:

Being part of Original Township Lot 52 of said township, and being part of a parcel of land now or formerly owned by Dennis Pochedly per Deed Volume 1132, Page 109 of the Portage County Records, and being more fully described as follows:

Beginning at a 3/4" diameter iron pipe found at the Northwest corner of Lot 52, said iron pipe also being on the centerline of Stamm Road, T.H. 227 (60 feet wide); thence S. 00 deg. 00' 00" E., 218.11 feet along the West line of Lot 52 and the centerline of Stamm Road to a point, said point also being the Southwest corner of a parcel of land now or formerly owned by Michael O. and Texanne Rahach, per Official Record Book 495, Page 740-742 of the Portage County Records, said point also being the true point of beginning for the parcel of land herein described; thence N. 90 deg. 00' 00" E., 460.00 feet, along the South line of the aforementioned Rahach parcel and passing over a rebar found at 30.00 feet, to a rebar set; thence S. 00 deg. 00' 00" E., 150.00 feet to a rebar set; thence N. 90 deg. 00' 00" W., 460.00 feet and passing over a rebar set at 430.00 feet, to a point on the West line of Lot 52 and the centerline of Stamm Road, witness a railroad spike found S. 00 deg. 00' 00" E., 1062.07 feet; thence N. 00 deg. 00' 00" W., 150.00 feet, along the West line of Lot 52 and the centerline of Stamm Road, to the point of beginning and containing 1.584 acres of land, more or less, of which 0.103 acres of land, more or less, are contained in the present road right of way of Stamm Road. The above description is based on an actual field survey performed by Dan Stankavich, Professional Surveyor No. 7122 on February 17, 2001. Bearings for the above described parcel are based on the centerline bearing of Stamm Road per Deed Volume 1132, Page 109 of the Portage County Records. All rebars found are 5/8" diameter with I.D. cap "LOETZ 7552". All rebars set are 5/8" diameter x 30" long with I.D. cap "STANKAVICH 7122".

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
