Situated in the Township of Nelson, County of Portage and State of Ohio:
And known as being part of Lot 35 in said township, and further bounded and described as follows:
Beginning at a point on the centerline of Garrettsville Parkman Road (State Route 282), said point being South 19 deg. 00' 10" East, a distance of 584.13 feet from a bridge spike found at the centerline intersection of said Garrettsville Parkman Road and Kennedy Ledge Road; thence North 77 deg. 00' 00" East and passing over an iron pin set at 30.16 feet, a distance of 611.83 feet to an iron pin set on the West line of land conveyed to L. Dolgan by Deed 009627841; thence South 1 deg. 43' 54" East, along said West line of Dolgan's land, a distance of 482.64 feet to a 1/2" iron pipe found on the North line of land conveyed to K. and L. Janecek by deed recorded in Volume 31, Page 275 of Portage County Official Records; thence North 89 deg. 39' 57" West, along said North line of Janecek's land, a distance of 547.50 feet to a 1" square iron pin found on the centerline of said Garrettsville Parkman Road; thence North 5 deg. 22' 31" West, along said road centerline, a distance of 218.30 feet to a point; thence North 19 deg. 00' 10" West, continuing along said road centerline, a distance of 131.41 feet to a point and the true place of beginning and containing therein 5.3909 acres of land (of which 0.2433 acres are within the road right-of-way) as surveyed in April, 2002 by Jerry W. Daniel, Registered Surveyor No. 6222. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
