Situated in the Township of Windham, County of Portage and State of Ohio:
And known as being part of Lot No. 80, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin at the centerline intersection of State Route 82 with the centerline of Colton Road (Highway No. 252); thence North 17 degrees 58' East along the centerline of Colton Road for a distance of 680.29 feet to an angle in said Colton Road; thence North 00 degrees 25' East along the centerline of Colton Road for a distance of 295.00 feet to an iron pipe which marks the true place of beginning of the following described parcel of land. This true place of beginning is at the Northeast corner of a 0.689 acre parcel of land; thence North 89 degrees 35' West along the North side of said 0.689 acre parcel of land and beyond for a distance of 500.00 feet to an iron pin; thence North 00 degrees 25' East, a distance of 100.00 feet to an iron pin; thence South 89 degrees 35' East, for a distance of 500.00 feet to an iron pin in the centerline of Colton Road; South 00 degrees 35' West for a distance of 100.00 feet to the true place of beginning and found to contain 1.148 acres of land as surveyed by Lucius F. Converse, R.S. No. 1199 in June, 1963. Be the same more or less, but subject to all legal highways.
Said Premises Located at 9597 Colton Road, Windham, OH 44288.
Said Premises Appraised at $123,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
