Situated in the Township of Deerfield, County of Portage and State of Ohio and known as being part of Lots 85 and 92 in Deerfield Township and further described as follows:
Beginning at an iron pipe set at the Northwest corner of Lot 85; thence South 89 degrees 15 minutes 24 seconds East, 514.80 feet along the North line of Lot 85 to the centerline of State Route (14) and passing over an iron pipe set at 57.92 feet from the road center; thence South 45 degrees 34 minutes 48 seconds East, 160.04 feet along the centerline of State Route 14; thence South 47 degrees 11 minutes West, 508.42 feet to an iron pipe set and passing over an iron pipe set 40.05 feet from the road center; thence South 43 degrees 53 minutes 29 seconds West, 365.15 feet to an iron pipe set in the West line of Lot 85; thence South 89 degrees 46 minutes 03 seconds West, 277.82 feet to an iron pipe set in the Grantor's West line; thence North 0 degrees 13 minutes 57 seconds West, 732.13 feet to an iron pipe set at the Grantor's Northwest corner in the North line of Lot 92 and passing over an iron pipe set at 262.13 feet; thence South 89 degrees 15 minutes 24 seconds East, 277.86 feet along the North line of Lot 92 to the beginning. Containing a total of 10.433 acres of land, there being 5.779 acres in Lot 85 and 4.654 acres in Lot 92, be the same more or less, but subject to all legal highways.
Said Premises Located at 1845 St. Rt. 14, Deerfield, OH 44411.
Said Premises Appraised at $200,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
