Situated in the City of Aurora, County of Portage and State of Ohio:
And being known as part of Lot No. 16, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin set in centerline of Chillicothe Road at the Northeast corner of said Lot No. 16; thence South 00 deg. 38' East along the East line of said Lot No. 16 and centerline of Chillicothe Road for a distance of 1,585.32 feet to a point; thence South 88 deg. 53' West, a distance of 30.00 feet to a marked stone which is the true place of beginning of the following described parcel of land. This true place of beginning is South 88 deg. 53' West, a distance of 30.00 feet from the Southeast corner of a 4.01 acre parcel of land now or formerly owned by S. A. Lewis; thence continuing South 88 deg. 53' West along the South side of said 4.01 acre parcel of land for a distance of 396.00 feet to an iron pipe; thence South 00 deg. 38' East for a distance of 150.00 feet to an iron pipe; thence North 88 deg. 53' East for a distance of 396.00 feet to an iron pipe in the West property line of Chillicothe Road and 30.00 feet Westwardly from the East line of said Lot No. 16; thence North 00 deg. 38' West, for a distance of 150.00 feet to the aforementioned marked stone at the true place of beginning and found to contain 1.364 acres of land as surveyed by Lucius P. Converse, Serial No. 1199, in December, 1955. Said parcel also described as follows:
Situated in the City of Aurora, County of Portage and State of Ohio and known as being Sublot No. 6 in Railsback Estates, as the same is platted, numbered and recorded in Volume 14, Page 5 of the Portage County Plat Records.
Said Premises Located at 583 North Chillicothe Road, Aurora, OH 44202.
Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
