In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 2, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the Township of Deerfield, County of Portage and State of Ohio, also known as being part of Great Lot Thirty-three (33) in said township and more fully described as follows:

Beginning at an iron pipe found on the centerline of Bandy Road, T.H. 59 (60 feet wide) monumenting the Southeast corner of said Deerfield Township, Great Lot 33; thence with the centerline of said Bandy Road North 1 deg. 01 minutes 00 seconds West, 1220.10 feet to a point and a true place of beginning for the parcel herein to be conveyed; thence with lands of Layne, North 89 deg. 04 minutes 30 seconds West, 510.00 feet to an iron pipe found and passing over an iron rebar found 30.00 feet from said road centerline; thence North 1 deg. 01 minutes 00 seconds East, 95.00 feet to an iron pipe found; thence with a South boundary of lands of Boivan South 89 deg. 04 minutes 30 seconds East, 510 feet to a point on the centerline of said Bandy Road and passing over an iron pipe found 30.00 feet from said road centerline; thence With the centerline of said Bandy Road, South 1 deg. 01 minutes 00 seconds East, 95.00 feet to the true place of beginning, containing 1.112 acres of land, be the same more or less, but subject to all legal highways, easements and limitations of record, if any. As surveyed and determined from local records monumentation 16 January, 1999 by Douglas E. Bedore, P.S. 6023 of Bedford-Cappelli Surveying, Inc. Bearings shown are to an assumed meridian and are used from angles only. Subject to all easements, restricions and conditions of record, if any.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
