James A. Lininger and John W. Lininger aka John E. Lininger, et al.
Situated in the Township of Nelson, County of Portage and State of Ohio:
Known as being part of Lot No. 17, Nelson Township, Portage County, Ohio and bounded and described as follows:
Beginning at an iron pipe found marking the intersection of the North line of Lot No. 17 and the centerline of Hopkins Road (T. H. No. 250-B); thence S. 2 degrees 25' W. along the centerline of Hopkins Road, 506.40 feet to a point and the true place of beginning for the following described premises; thence N. 86 degrees 35' W. passing over an iron pipe at 30.00 feet, a total of 300.00 feet to an iron pipe; thence N. 2 degrees 12' 20" E., 290.00 feet to an iron pipe found at the Southwest corner of land now owned by J. & K. Bruyere; thence S. 86 degrees 35' E. along the South line of said Bruyere, passing over an iron pipe at 271.07 feet, a total distance of 301.07 feet to a point in the centerline of Hopkins Road; thence S. 2 degrees 25' W. along said centerline of Hopkins Road, 290.00 feet to the true place of beginning and containing 2.001 acres of land as surveyed in May 1973 by Donald D. Harvey, Registered Surveyor No. 4112. Be the same more or less but subject to all legal highways.
Said Premises Located at 11037 Hopkins Rd., Garrettsville, OH 44231.
Said Premises Appraised at $155,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
