In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 19, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

And known as being part of Lot 100 in said township, and being more fully bounded and described as follows:

Beginning for reference at the Northwest corner of said Lot 100, (witness a 5/8" rebar found in concrete S. 00 deg. 10' 08" W., 30.00 feet and also witness a 1" iron bar found S. 89 deg. 15' 00" E., a distance of 3232 54 feet at the Northeast corner of said lot) said point being in the centerline of Saxe Road 60' R/W; thence S. 00 deg. 10' 08" W., along the West line of said lot, a distance of 573 25 feet to the true place of beginning; thence S. 89 deg. 07' 41" E., a distance of 946 29 feet to the centerline of Ranfield Road, passing over a capped rebar set 44 10 feet from said centerline; thence S. 46 deg. 15' 06" E., along the centerline of Ranfield Road, a distance of 303 13 feet to the Northeast corner of a parcel of land conveyed to N L Danford as recorded in Volume 1070, Page 245; thence N. 89 deg. 07' 41" W,. along the North line of said Danford parcel and the North line of a parcel of land conveyed to H E Thomas as recorded in Volume 958, Page 66, a distance of 1167 90 feet to a 3/4" iron pipe found in the West line of said Lot 100, (passing over a capped rebar set 44 10 feet from said centerline); thence N. 00 deg. 10' 08" E., along the West line of said lot, a distance of 206 27 feet to the true place of beginning, as surveyed by Stephen P. Cambell, Professional Surveyor No. 7330 in July, 1993. The bearings used to prepare this description are based on S. 89 deg. 15' 00" E., as the centerline of Saxe Road and is the same bearing as found in Volume 464, Page 389 of the Portage County Records.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
