In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 5, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Situated in the County of Portage in the State of Ohio and in the Township of Freedom and known as being part of Lot 57, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pipe found in the North line of said Lot 57, at its intersection with the centerline of Highway No. 211; thence S. 02 deg. 19' West along the centerline of Highway 211 for a distance of 1092.70 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing S. 02 deg. 19' West along the centerline of Highway No. 211 for a distance of 150.00 feet to an iron pipe at the Northwest corner of a 2.14 acres parcel of land; thence S. 89 deg. 19' East (and passing over an iron pipe set 30.00 feet from the centerline of Highway No. 211) for a distance of 930.37 feet to an iron pipe in the east line of said Lot No. 57; thence N. 00 deg. 30' East along the East line of said Lot 57 for a distance of 149.94 feet to an iron pipe; thence N. 89 deg. 19' West (and passing over in iron pipe set 30.00 feet from the centerline of Highway 211) for a distance of 925.62 feet to the true place of beginning and found to contain 3.20 acres of land, as surveyed by Lucius F. Converse, Serial No. 1199 in April 1954.

Said Premises Located at 8624 Freedom Rd., Windham, OH 44288.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
