In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 5, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

And known as being part of Lot 80 in Shalersville Township and further described as follows:

Beginning at a point in the centerline of Lake Rockwell Road and the South line of Lot 80 and being North 89 deg. 29' West 820.83 feet from an iron bar at the intersection of said road centerline and lot line with the centerline of Infirmary Road; thence North 89 deg. 29' West 73.01 feet along the centerline of Lake Rockwell Road and the lot line to the Southeast corner of Hurd Robenstine; thence North 0 deg. 29' 30" East 200 feet along Robenstine's East line to an iron pipe and passing over an iron pipe 30 feet from road center; thence North 89 deg. 29' West 135.00 feet to an iron pipe at Robenstine's Northwest corner; thence North 0 deg. 29' 30" East 150.00 feet to an iron pipe; thence South 89 deg. 29' East 421.39 feet to an iron pipe; thence South 2 deg. 41' West 150.24 feet to an iron pipe at the Northeast Corner of R. & J. Balazas; thence North 89 deg. 29' West 200.00 feet to Balazas's Northwest corner; thence South 2 deg. 41' West 200.00 feet to the beginning, containing 1.795 acres of land, be the same more or less but subject to all legal highways, as surveyed in July, 1983 by David J Collier, Registered Surveyor No. 4819.

Said Premises Located at 3611 Lake Rockwell Rd., Ravenna, OH 44266.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
