In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 22, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

And further known as being a part of Franklin Township Lot No. 30 and more particularly described as follows:

Being known as all of Lot Number One Hundred and Seventy-three (173) and twelve (12) feet off the West side of Lot No. One Hundred and Seventy-four (174) of Woodward Heights Allotment as the same is platted and recorded in Plat Book 4, Page 44 of the Portage County Recorder's Office Record of Plats. Said premises further described as follows:

Beginning at the Southwesterly corner of Lot No. 173 which is the Northeast corner of the intersection of Randall Drive with the Cuyahoga Street; thence N. 12 deg. 55' East, 89.04 feet to an iron pin at the Northwest corner of Lot No. 173; thence S. 82 deg. 01' East, 80.79 feet to an iron pin in the North line of Lot No. 174; thence S. 23 deg. 15' West, 113 feet to an iron pin in the Northerly line of Cuyahoga Street; thence N. 62 deg. 58' West, 62 feet to the place of beginning. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
