In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 22, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

The following described premises, situated in the City of Aurora, County of Portage and State of Ohio:

And known as being part of Aurora Township Lot 36 and further described as follows:

Beginning at a point in the centerline of Parker Road and the West line of Lot 36 and being S. 5 degrees 30' W., 529.00 feet from the Northwest corner of Lot 36; thence S. 84 degrees 30' E., 435.60 feet to an iron pipe in the Grantor's East line and passing over an iron pipe 30 feet from the road center; thence S. 6 degrees 30' W., 185.00 along the Grantor's East line to an iron pipe; thence N. 84 degrees 30' W., 435.80 feet to the centerline of Parker Road and the West line of Lot 36 and passing over an iron pipe 30 feet from the road center; thence N. 5 degrees 30' E., 186.00 feet along the lot line and centerline of Parker Road to the beginning. Containing 1.850 acres of land, be the same more or less, but subject to all legal highways, as surveyed in October, 1977 by David J. Collier, Registered Surveyor No. 4819. Being the same lot or parcel of ground which by deed dated January 19th, 1978 and recorded among the land records of Portage County in Liber 0950, Folio 0323, was granted and conveyed by and between William Lucas and Helen P. Lucas, husband and wife, unto Edward L. Hodge, Jr. and Susan J. Hodge, husband and wife.

Said Premises Located at 1036 Parker Rd., Aurora, OH 44202.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
