In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 22, 2007, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Being part of Lot 5 S.D.; formally Ravenna Township. Beginning for commencement at the intersection of the South right of way line of Riddle Avenue and the West right of way line of Oak Grove, said point also being the true place of beginning for the property herein described. The property owned by J. H .and C. L. Speidel, Deed Volume 1075, Page 469; thence N. 90 deg. 00' 00" W., along the South right of way line of Riddle Avenue, a distance of 82.56 feet to an iron pipe found; thence turning S. 00 deg. 21' 09" W., along the East property line of F. P. Bevilacqua TR and F. R. Bevilacqua Deed Volume 1076, Page 801, a distance of 150.00 feet to a point witness an iron pipe found 0.03 South and 5.13' East; thence turning N. 89 deg. 50' 43" E., along the North right of way line of Crown Avenue, a distance of 163.54 feet to an iron pipe found; thence turning N. 20 deg. 03' 25" W., along the West right of way line of Oak Grove, a distance of 169.66 feet back to the true place of beginning, containing 0.4233 acres of land, more or less, surveyed by Terrence L. Pearson, P.S. #7305 in August of 2001, basis of bearing (N. 90 deg. 00' 00" W.) was taken from survey Rav. 20.

Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
