Situated in the Township of Paris, County of Portage and the State of Ohio and known as being part of Lot 18, Paris Township and also known as being a consolidation of those parcels conveyed to Wanda M. Petrick as recorded in Document No.'s 200224523 and 200224524 of the Portage County Recorder's record of deeds and being more fully bounded and described as follows:
Beginning at a 1" iron bar found at the centerline intersection of Newton Falls Road and Deerfield-Windham Road, S.R. 225 (66 foot R/W); thence North 03 deg. 15' 00" East, 1259.65 feet along the centerline of Deerfield-Windham Road, S.R. 225, to a spike found at an angle point therein; thence North 05 deg. 30' 00" East, 672.52 feet, continuing along the centerline to the Northwesterly corner of a parcel conveyed to Richard and Barbara Wagner as recorded in Volume 869, Page 291, and being the true place of beginning for the parcel hereinafter described (witness a 5/8" rebar found South 88 deg. 14' 01" West, 33.06 feet); thence North 05 deg. 30' 00" East, 180.00 feet continuing along said centerline to the Southwesterly corner of a parcel conveyed to Billy G. and Mary C. Stacy as recorded in Volume 978, Page 73; thence South 87 deg. 07' 14" East, 1487.16 feet along Stacy's South line, (passing over a 5.8 inch rebar found 33.03 feet from said centerline), to a 5/8 inch rebar w/cap to be set at an angle in said line (witness a 5/8 inch rebar found North 03 deg. 08' 23" East, 8.01 feet); thence South 03 deg. 08' 23" West, 150.78 feet along Stacy's line and the Westerly line of a parcel conveyed to Jeffery and Yvonne Wargo as recorded in Volume 1015, Page 236 to the Northeast corner of the aforementioned Wagner parcel (witness a 5/8" rebar found 0.61 feet East also witness a 5/8" rebar found South 03 deg. 08' 23" West, 174.59 feet at Wagner's Southeasterly corner); thence North 88 deg. 14' 01" West, 1494.99 feet along Wagners Northerly line to the true place of beginning and containing 5.656 acres of land, more or less, as determined from a survey made under the direction of Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates, Inc., in October, 2003 (Project No. 20030189). The bearings used to prepare this description are based on North 05 deg. 30' 00" East as the bearing of Deerfield-Windham Road as shown in Grantors deed recorded in Document No. 200224523 of the Portage County Recorders record of deeds.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
