TRACT 1:
Part of Lot Number 18 in Block 8 of P.B. Hall's Addition to the Village of Kent as the same is recorded in the Portage County Records of Plats, Plat Book 1, Page 140, and bounded and described as follows:
Commencing at a point in the North line of Dodge Street where the same intersects the East line of Walnut Street, said point being the Southwest corner of Lot Number 18; Thence running Northerly along the East line of Walnut Street and the West line of Lot Number 18, a distance of 89.45 feet to an iron pin; Thence Easterly parallel to the North line of Dodge Street 48.8 feet to the East line of Lot Number 18; Thence Southerly along the East line of said lot 89.45 feet to the North line of Dodge Street and the Southeast corner of said Lot Number 18; Thence West along the North Line of Dodge Street 48.8 feet to the place of beginning, said Lot Number 18 above mentioned.
TRACT 2:
And known as being part of Lot Number 17 in Block Number 6 of P.B. Hall's Addition to the Village of Kent as the same is recorded in the Portage County Records of Plats, Plat Book 1, Page 140 and bounded and decribed as follows, to-wit:
Commencing at a point in the Southwest corner of said Lot Number 17 and the North line of Dodge Street; Thence running Northerly along the West line of said lot and parallel to the East line of Walnut Street 89.45 feet; Thence Easterly parallel to the North line of Dodge Street, 15 feet to an iron pin; Thence Southerly parallel to the West line of said lot 89.45 feet to an iron pin in the North line of Dodge Street; Thence West along the South line of said lot 15 feet to the place of beginning, meaning and intending to convey a strip of land 15 feet wide 89.45 feet long off the Southwest corner of said Lot Number 17.
Said Premises Located at 251 Dodge St., Kent, OH 44240.
Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
