In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 18, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio:

And known as being part of Subdivision 4 of Lot 5, Northeast in said township and further described as follows:

Beginning at the Northeast corner of Subdivision 4 of Lot 5, Northeast and being also the intersection of the centerlines of Hughes Road, C.H. 124 and Porter Road, T. H. 54; Thence South along the centerline of Porter Road and the East line of Subdivision 4, 400.00 feet; Thence N. 89 deg. 36' W, 200.00 feet to an iron pipe and passing over an iron pipe 30 feet from the road center; Thence North 400.00 feet to a point in the centerline of Hughes Road and in the North line of Subdivision 4 and passing over an iron pipe 30 feet from said point; Thence S. 89 deg. 36' E. 200.00 feet along the road center and the North line of Subdivison 4 to the beginning and containing 1.8365 acres of land, be the same more or less, but subject to all legal highways. Beginning at a railroad spike at the Northeasterly corner of said Subdivision 4 at the intersection of the centerlines of C. H. 124, Hughes Road and T. H. 54, Porter Road; Thence S. 00 deg. 43' 06" W. along the Eastlery line of Subdivision 4 and the centerline of T. H. 54, a distance of 400.00 feet to a point at the Southeasterly corner of lawnd now or formerly owned by Walter O. Calvin, which marks the true place of beginning for the following described parcel of land; Thence continuing S. 00 deg. 43' 05" W along the Easterly line of Subdivisoin 4 and centerline of T. H. 54 a distance of 50.02 feet to a point; Thence N. 88 deg. 45' 00" W. (passing over an iron pipe at 30.00 feet) a distance of 237.62 feet to an iron pipe; Thence N. 02 deg 19' 29" E. (passing over an iron pipe at 420.05 feet) a distance of 450.05 feet to a point in the Northerly line of Subdivision 4 and centerline of C. H. 124; Thence S. 88 deg. 45' 00" E. along the Northerly line of Subdivision 4 and centerline of C. H. 124 a distance of 25.00 feet to a point at the Northwesterly corner of the aforementioned Walter C. Calvin; Thence S. 00 deg. 43' 06" W. (passing over an iron pipe at 30.00 feet) a distance of 400.00 feet to a point at the Southwesterly corner of said Calvin; Thence S. 88 deg. 43' 00" E. along the Southerly line of said Calvin a distance of 200.00 feet to the true place of beginning, containing 0.553 acres of land, more or less, as surveyed August 27, 1973, by Albert Szuch, Registered Surveyor No. 5398.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
