Situated in Lot 10 of Franklin Township, City of Kent, County of Portage, State of Ohio, and being all of Lot 109 and the South half of Lot 108 of the Crossbrook Allotment as recorded in Plat Book 5, Page 2, of the Portage County Record of Plats, and additional area lying East of above-named lots and further described as follows:
Beginning at the Southwest corner of Lot 109 of the Crossbrook Allotment; thence North 0 deg. 44' East along the West line of Lots 109 and 108 in said allotment which is also the East line of Francis Street, a distance of 75.00 feet to an iron pin; thence South 89 deg. 16' East a distance of 220.00 feet to an iron pipe on the West Line of Lot 38 of Leonard Allotment as recorded in Volume 7, Page 18, of the Portage County Record of Plats; thence South 0 deg. 44' West a distance of 75.00 feet to an iron pipe; thence North 89 deg. 16' West a distance of 220.00 feet to the place of beginnning and containing 0.379 acres of land as surveyed by L.M. Satrom, Registered Surveyor No. 4226. Granting and conveying also to the Grantors, their heirs and assigns, the right to use a 20 foot strip along the East side of Lots 106, 107 and the North half of Lot 108, for ingress and egress, excluding parking, being parallel to and contiguous with the Westerly line of Lot 38 in the aforesaid Leonard Allotment.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
