In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 11, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the State of Ohio, County of Portage and the Township of Deerfield. Being part of O.L. 32 in said township. Beginning for commencement at the Northeast corner of O.L. 32, witness a square bar; thence S. 00 deg. 36' 00" W., along the East lot line of O.L. 32, a distance of 1016.46 feet to an iron bar found, and the true place of beginning for the property herein described. Property owned by Rosa L. Lupica; thence S. 00 deg. 36' 00" W., continuing along the East lot line of O.L. 32, a distance of 112.86 feet to a capped rebar set; thence turning S. 89 deg. 55' 00" W., along the North property line of D. and D. N. Cafaro, a distance of 451.95 feet to a capped pin found; thence turning N. 00 deg. 38' 59" E., along the West property line of D. and D. N. Cafaro, a distance of 112.90 feet to a capped pin found; thence turning N. 89 deg. 54' 29" E., along the South property lines of the Deerfield Evangelical Friends Church, and J. R. Mehling, a distance of 451.85 feet back to the true place of beginning. Containing 1.1704 acres of land more or less and excepting all legal highways and easements of record. Surveyed by Terrence L. Pearson, P.S. #7305 in September of 2001. Basis of bearing (S. 00 deg. 36' 00" W.) was taken from survey P-12488.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
