Situated in the Village of Garrettsville, County of Portage and State of Ohio, and bounded and described as follows, to wit:
And known as a part of large Lot No. 1 in Nelson Township before the organization of Garretsville Township and Village and more particularly known as the North Easterly part of Village Lot No. 49, according to J. Cole's survey of the Village of Garrettsville, made A.D. 1870 as shown on Volume 2, Page 7, Portage County Plat Records, and is bounded as follows:
Commencing at the Northwest corner of Village Lot No. 50 which is also the Northeast corner of Village Lot No. 49; thence running South 15 deg. 49' East, along the Westerly line of Village Lot No. 50, 290 feet to the Southeast corner of said Lot No. 49; thence South 73 deg. 41' West, 99.7 feet to a stake; thence North 15 deg. 49' East, 297.5 feet to a stake standing in the South line of Park Avenue (formerly Garrett Street); thence North 78 deg. 49' East, along the Southerly line of Park Avenue, 100 feet to the place of beginning.
Said Premises Located at 8272 Park Avenue, Garrettsville, OH 44231.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
