In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 4, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

And known as being part of Original Mantua Township Lot No. 22 and bounded and described as follows:

Beginning in the centerline of State Route 82 at the Southeast corner of land conveyed to Richard and Karen Teter by deed dated February 15, 1974 and recorded in Volume 906, Page 844 of Portage County Records, said point being North 85 deg. 56' 52" East measured along the said centerline, 727.42 feet from its intersection with the centerline of Mantua Center Road (TH 247); thence North 1 deg. 53' 29" West, measured along the East line of land so conveyed to Richard and Karen Teter, 333.00 feet to the Northeast corner thereof; thence North 2 deg. 10' 26" West, along an East line of land conveyed to Martin D. and Mary V. Owens by deed dated May 9, 1968 and recorded in Volume 821, Pages 198 and 200 of Portage County Records, 685.21 feet to a point; thence North 68 deg. 44' 22" East, 171.96 feet to a point; thence South 1 deg. 33' 42" East, 1066.49 feet to a point in the said centerline of State Route 82; thence South 85 deg. 56' 53" West, measured along the said centerline, 152.82 feet to the place of beginning, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
