In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 13, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

The following real property:

Situated in the County of Portage, in the State of Ohio and in the Township of Edinburg:

Known as being part of Lot No. 1, Subdivision No. 4, in Lot No. 1 in the Southwest part of said township, and more particularly decribed as follows:

Beginning at an iron pin in the Southwest corner of Subdivision No. 4, which pin is also at the intersection of Giddings Road, 60 feet wide (formerly called the North and South Road), and Industry Road, 60 feet wide (formerly called the North and South Road); thence N. 89 deg. 32' 30" E., along the centerline of Giddings Road, which is the South line of Subdivision No. 4, for a distance of 1316.34 feet to an iron pin, the principal place of beginning; thence continuing along the centerline of Giddings Road, N. 89 deg. 32' 30" E., for a distance of 589.57 feet to a point; thence N. 0 deg. 10' W., across an iron pipe set in the North line of Giddings Road for a distance of 738.57 feet to a stone monument; thence S. 89 deg. 48' 45" W., for a distance of 611.56 feet to an iron pipe; thence S. 1 deg. 52' E., across an iron pipe set in the North side line of Giddings Road for a distance of 741.68 feet to an iron pin, the place of beginning and containing 10.2020 acres, be the same more or less, but subject to all legal highways, together with all appurtenances and hereditaments attached thereto.

Said Premises Located at 5645 Giddings Rd., Rootstown, OH 44272.

Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
