In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 30, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Situated in the Township of Suffield, County of Portage and State of Ohio:

And known as being part of Lot 33 in said township and more fully described as follows:

Beginning at a point in the centerline of Waterloo Road (C.H. 67-C, 60 feet wide), which is South 87 deg. 00' West, 576.77 feet from said centerline's intersection with the East line of said Lot 33;

1. Thence South 87 deg. 00' West, along said road centerline 133.49 feet;

2. Thence North 3 deg. 23' 03" East, along the East line of a parcel of land owned by J. D. Beck by deed recorded in Volume 914, Page 1018, Portage County Records of Deeds and said line extended, 550.57 feet to an iron pipe;

3. Thence South 67 deg. 57' East, 60.03 feet to an iron pipe at the Northwest corner of a parcel of land owned by Doris E. Bokman, et al., be deed recorded in Volume 952, Page 150, Portage County Records of Deeds;

4. Thence North 87 deg. 00' East, along the North line of said Bokman lands, 83.49 feet to an iron pipe in the West line of lands owned by R. A. Hartline by deed recorded in Volume 736, Page 440, Portage County Records of Deeds;

5. Thence South 4 deg. 10' West, along said Hartline's West line, 525.85 feet to the place of beginning and containing 1.6598 acres of land as surveyed in August 1990 by John M. Moore, Registered Surveyor #4883, be the same more or less, but subject to all legal highways.

Said Premises Located at 953 Waterloo Rd., Mogadore, OH 44260.

Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
