In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, October 30, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the State of Ohio, County of Portage and City of Ravenna, known as being part of Lot 49, South Division, formerly Ravenna Township and also known as being all of that parcel conveyed to R. F. & K. Baumgartner as recorded in Vol. 967, Pg. 47 and being more fully bounded and described as follows, to wit:

Beginning, for reference, at a 1/2" iron pipe found in the Westerly right-of-way line of N. Walnut Street (60' R/W) at its intersection with the Northerly right-of-way line of Highland Avenue (60' R/W); thence North 03 degrees 07 minutes 00 seconds East, 564.00' along the West line of said N. Walnut Street, to a 5/8" rebar w/cap set at the Northeasterly corner of a parcel conveyed to F. Lott, Jr. (1018/504) (witness a 1" iron pipe found 1.34' East and 0.42' North) and also being the TRUE PLACE OF BEGINNING for the parcel hereinafter described; thence North 87 degrees 13 minutes 08 seconds West, 179.82', along the North line of said Lott parcel, to a 1/2" iron pipe found at the Southeasterly corner of a parcel conveyed to F. G. & J. Walz (722/771); thence, North 03 degrees 07 minutes 00 seconds East, 55.00 along the East line of said Walz parcel, to a 5/8" rebar w/cap set at the Northwest corner of the aforementioned Baumgartner parcel; thence South 87 degrees 13 minutes 08 seconds East, 179.82', along the Northerly line thereof, to a point in the West line of N. Walnut Street (witness a 1/2" pipe found 0.94' East and 0.09' North); thence, South 03 degrees 07 minutes 00 seconds West, 55.00' along said West line, to the TRUE PLACE OF BEGININNG and containing 0.227 acres of land, more or less, as determined from a survey made by Stephen P. Campbell, Professional Land Surveyor No. 7330 of Campbell & Associates, Inc. in October 2004. (Project No. CF144161). The basis of bearings used for this description are based on North 03 degrees 07 minutes 00 seconds East, as the Westerly line of N. Walnut St. as shown on a survey P-13820.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
