Commencing at the centerline intersection of Sandy Lake (C.H. 89-B) 60 feet wide, and Tallmadge Road (C.H. 18) 60 feet wide (witness a 3/4" pipe found 6" deep, azimuth 48 degrees 23' 37", a distance of 44.45 feet from said centerline intersection).

Thence azimuth 05 degrees 56' 56" along the centerline of said Sandy Lake Road, a distance of 688.21 feet to a point (witness and old 5/8" pipe 3" deep this survey, azimuth 90 degrees 50' 33", a distance of 31.95 feet from point described) and the true place of beginning of land herein to be described;

Thence azimuth 05 degrees 56' 56" continuing along the centerline of Sandy Lake Road, a distance of 60.24 feet to a point;
COURSE 3:
Thence azimuth 90 degrees 50' 33" passing over a #5 rebar and I.D. Cap #6541 set flush this survey at 30.12 feet from centerline, a total distance of 366.00 feet to a point in a pond (witness a #5 rebar and I.D. Cap #6541 set flush this survey at azimuth 270 degrees 50' 33", a distance of 10.00 feet from point described);
COURSE 4:
Thence azimuth 63 degrees 57' 10", a distance of 154.69 feet to a #5 rebar and I.D. Cap #6541 set flush this survey;
COURSE 5:
Thence azimuth 90 degrees 50' 33", a distance of 1079.16 feet to a #5 rebar and I.D. Cap #6541 set 1" high this survey;
COURSE 6:
Thence azimuth 179 degrees 20' 52", a distance of 130.00 feet to an old rusty 3/4" pipe found flush this survey at the Northeast corner of the Brimfield Heights Allotment (unrecorded);
COURSE 7:
Thence azimuth 270 degrees 50' 33" along the North line of the Brimfield Heights Allotment, a distance of 1591.88 feet to the place of beginning and containing 4.032 acres of land, but subject to all legal highways, rights and easements of record, as surveyed in May, 1993, by John W. Patrick, Jr., Professional Surveyor #6541.
Said Premises Located at 1136 Sandy Lake Rd., Ravenna, OH 44266.
Said Premises Appraised at $130,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
