Situated in the City of Kent, County of Portage and State of Ohio:
And known as being part of Township Lot No. Twenty-five (25) and Subdivision Seventy-eight (78) in the Township of Franklin, bounded and described as follows, to wit:
Beginning at the stake in the East line of North Prospect Street, one hundred twelve and two-tenths (112.2) feet North of a stone planted in the Northwest corner of lands formerly owned by Marvin Kent but now owned by Edith Carson said point being 172.2 feet from the intersection of the South line of Pioneer Avenue and East line of Prospect Street and running thence North 0 deg. 12' E., along the East line of North Prospect Street, 60 feet to a stake; thence South 89 deg. 40' E., 120 feet to a point; thence South 0 deg. 20' W., 60 feet to a point; thence North 89 deg. 40' W., 120 feet to the place of begining. Said premises being a tract of land fronting 60 feet on the East side of North Prospect Street and extending East of equal width 120 feet and being at the Southeast corner of North Prospect Street and Pioneer Avenue and containing sixteen hundredths (.16) of an acre of land, be the same more or less, but subject to all legal highways.
Said Premises Located at 153 N. Prospect St., Kent, OH 44241.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
