Situated in the Township of Rootstown, County of Portage and State of Ohio:
And known as being a parcel of land located in Lot 36, and being further described as follows:
Commencing at an iron pin found at the intersection of the centerline of Johnnycake Road (C.H. 72) and Saxe Raod (C.H. 19); thence South 7 deg. 07' 05" East along the centerline of Johnnycake Road a distance of 338.89 feet to a road nail set on said centerline, said point being the true place of beginning for this survey; thence continuing South 7 deg. 07' 05" East along the centerline of Johnnycake Road, a distance of 276.26 feet to a road nail set on said centerline; thence South 85 deg. 22' 15" West along a line running through the Grantors property and passing over an iron pin set 30.03 feet, a distance of 540.23 feet to an iron pin set on the Easterly property line of land now or formerly owned by Mike or Viola Chudanov; thence North 0 deg. 40' 10" West, along the Easterly property line of land now or formerly owned by Mike or Viola Chudanov, a distance of 49.49 feet to an iron pin on said line; thence North 62 deg. 00' 55" East, along a line running through the Grantors property and passing over an iron pin set 32.11 feet from the centerline of Johnnycake Road, a distance of 571.66 feet to the true place of beginning for this survey and containing 2.000 acres of land as surveyed in March, 1995, by Floyd L. Thomas and Samuel C. Janka, Registered Surveyors No. 5461 and 5739, of the State of Ohio.

Said Premises Appraised at $250,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
