In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 25, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Garrettsville to-wit:

Situated in the Village of Garrettsville, County of Portage and State of Ohio, and known as being part of Original Nelson Township Lot No. 1 before the Organization of Garrettsville and further known as being part of Lot No. 35 in J. Cole's Survey of Garrettsville, as shown in Volume 2, Page 7 of the Portage County Plat Records, and further described as follows:

Beginning at an iron pin set to mark the intersection of the Northerly line of Park Avenue and the Westerly line of Liberty Street; thence N. 16 deg. 00' W., along the Westwardly line of Liberty Street for a distance of 133.00 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing along the Westwardly line of Liberty Street, N. 16 deg. 00' W., for a distance of 105.00 feet to the South edge of the waterline of Camp Creek; thence N. 86 deg. 58' W., along the South line of Camp Creek for a distance of 80.31 feet to a point in the West line of property now standing in the name of E. J. Fine; thence S. 15 deg. 37' E., for a distance of 130.00 feet to the Northwest corner of a parcel of land now standing in the name of Bruce and recorded in Volume 831, Page 481 and 483, of the Portage County Deed Records; thence North 74 deg. 53' E., along the North side of Bruce property for a distance of 76.80 feet to the true place of beginning, as surveyed by Lucius F. Converse, C. E. Registered Surveyor No. 1199, in September, 1971, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
