Situated in Lot 5 of the South Division of the City of Ravenna, County of Portage and State of Ohio and being part of Seymour and Dodge 2nd Addition as recorded in Vol. 2, Pg. 67 in the Portage County Records and further described as follows:
Beginning at an iron pipe set in the West line of Jefferson Street at the Grantor's Northeast corner (D.V. 1043, Pg. 153) and being S. 2 deg. 35' W., 539.46 feet from an iron pipe at the intersection of said road line with the South line of Riddle Avenue; thence S. 2 deg. 35' W., 90.60 feet along the West line of Jefferson Street to an iron pipe set at the Grantor's Southeast corner; thence N. 87 deg. 28' 20" W., 180.00 feet to an iron pipe set at the Grantor's Southwest corner; thence N. 2 deg. 35' E., 90.79 feet to an iron pipe set at the Grantor's Northwest corner; thence S. 87 deg. 24' 40" E., 180.00 feet along the Grantor's North line to the beginning. Containing 0.375 of an acre of land, be the same more or less, but subject to all legal highways as surveyed in October, 2001 by Edward J. Collier, Registered Surveyor No. 7141.
Said Premises Located at 438 Jefferson St., Ravenna, OH 44266.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
