In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 25, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

Situated in the City of Aurora, County of Portage and State of Ohio:

And known as being Sublot No. 606 in the Western Reserve Land Company's Geauga Lake Fruitland Subdivision of part of Original Lot No. 1 of said township and recorded in Plat Volume 4, Page 35 of Portage County Records, said Sublot No. 606 has a frontage of 50 feet on the Southerly side of East Boulevard and extends back of equal width 241.1 feet on the West line and 240.8 feet on the East line.

EXCEPTING THEREFROM THE FOLLOWING:

And being known as part of Lot 1, formerly Aurora Township and also known as being a part of Lot 606 in the Geauga Lake Orchard Inc., Western Reserve Land Co., as recorded in Volume 4, Page 35 of the Portage County Records and further bounded and described as follows:

Beginning at an iron pin found at the Northeasterly corner of Lot 606; thence South 04 deg. 26' 00" West, 56.22 feet to an iron pin set, said place is the true place of beginning; thence continuing South 04 deg. 26' 00" West, 184.66 feet to an iron pin set at the Southeasterly corner of Lot 606; thence North 86 deg. 01' 30" West, 4.00 feet to a point; thence North 04 deg. 26' 00" East, 184.71 feet to an iron pin set; thence South 85 deg. 34' 00" East, 4.00 feet to the true place of beginning, as surveyed by James N. Connor, Registered Surveyor No. 4570, October 1975, be the same more or less, but subject to all legal highways.

Said Premises Located at 1015 East Boulevard, Aurora, OH 44202.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
