In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 28, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Garrettsville to-wit:

And known as being a part of the East part of Subdivision No. 15 of Original Nelson Township Lot No. 1 as the same was surveyed and platted by J. Cole, County Surveyor in 1870, as recorded in Volume 2, Page 7, Portage County Records of Plats and more particularly described as follows:

Beginning at the Northeast corner of Subdivision No. 15; thence South 46 deg. 19' West on the centerline of Liberty Street, 472.40 feet to an iron pipe on the lot line and at an angle in said street; thence North 0 deg. 58' West, 330.0 feet to an iron pipe; thence South 89 deg. 02' East along the South line of land now or formerly owned by H. C. Reynolds, 338.00 feet to the place of beginning and passing over an iron pipe at 42.94 feet at the side of the street and containing 1.28 acres of land as surveyed by C. B. Dodge, Reg. Surveyor 1682, November 28, 1943.

Said Premises Located at 10319 Liberty St., Garrettsville, OH 44231.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
