In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 28, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Beginning at an iron rod found at the intersection of the centerline of Whipporwill Road (60' R/W) with the centerline of Wayland Road (60' R/W) and the East line of Lot 28; thence S. 0 deg. 16' 54" E., 551.63 feet along the centerline of Wayland Road and the East line of Lot 28 to the Grantor's Southeast corner; thence S. 89 deg. 38' 13' W., 568.45 feet to the Grantor's Southwest corner; thence N. 0 deg. 08' 17" E., 553.71 feet to a nail set at the Grantor's Northwest corner in the centerline of Whipporwill Road and passing over an iron pipe set 30.00 feet from the road center; thence N. 89 deg. 50' 46" E., 564.39 feet along the centerline of Whipporwill Road and the Grantor's North line to the beginning. Containing 7.186 acres of land, be the same more or less, but subject to all legal highways, as surveyed in January, 1993 by Edward J. Collier, Registered Surveyor No. 7141.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
