Situated in the Township of Brimfield, County of Portage and State of Ohio and known as being part of Lot 14 in Brimfield Township and further described as follows:
Beginning at a point in the centerline of Howe Road and the South line of Lot 14 and being S. 89 degrees 47' 44" W., 403.55 feet from the Southeast corner of Lot 14; thence S. 89 degrees 47' 44" W., 135.00 feet along the centerline of Howe Road and the South line of Lot 14; thence N. 0 degrees 36' 28" W., 979.44 feet to an iron pipe set in the South line of land owned by C. Tomechko (D.V. 993, Pg. 489) and passing over an iron pipe set 30.00 feet from the road center; thence N. 89 degrees 56' 24" E., 135.00 feet along Tomechko's South line to an iron pipe set; thence S. 0 degrees 36' 28" E., 979.10 feet to the beginning and passing over an iron pipe set 30.00 feet from the road center. Containing 3.035 acres of land, be the same more or less, but subject to all legal highways as surveyed in February, 2002 by Edward J. Collier Registered Surveyor No. 7141. Subject to all easements of record. Save and except easements and restrictions of record, zoning ordinances, real estate taxes and assessment, if any prorated to the date of this deed.

Said Premises Appraised at $210,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
