In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 21, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Beginning at the intersection of the South line of Lake Street and the North line of Crain Avenue in the City of Kent, Ohio; thence North 73 degrees 00' East, along the South line of Lake Street, a distance of 271.25 feet to an iron pipe which is the Northeast corner of property transferred to B. R. Hasman, as recorded in Volume 592, Page 153, of the Portage County Records of Deeds and which is the true place of beginning; thence continuing North 73 degrees 00' East, along the South line of Lake Street, a distance of 37.75 feet to a bridge spike; thence South 13 degrees 00' East, a distance of 139.03 feet to a point; thence North 81 degrees 35' West, a distance of 41.08 feet to a point; thence North 12 degrees 43' West, a distance of 121.40 feet to the place of beginning and containing 0.227 of an acre of land as surveyed by L. M. Satrom, R. S. No. 4226.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
