In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, August 21, 2006, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

PARCEL ONE:

Situated in the the Township of Ravenna, County of Portage and State of Ohio:

And known as being part of Lot No. 13 of the Middle Division of lots, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin the South line of Lot No. 13-M, at its intersection with the centerline of Peck Road; thence North 06 deg. 30' West along the centerline of Peck Road for a distance of 272.87 feet to an iron pin which marks the true place of beginning is at the Northeast corner of a 0.54 acre parcel of land; thence in a Northwestardly direction along the Northeastwardly side of six irregular parcels of land the following courses and distances:

Thence North 89 deg. 30' West for a distance of 165.35 feet to an iron pin; thence North 65 deg. 58' West for a distance of 84.25 feet to an iron pin; thence North 00 deg. 30' East for a distance of 115.00 feet to an iron pin; thence North 89 deg. 30' West for a distance of 120.00 feet to an iron pin; thence North 00 deg. 30' West for a distance of 35.64 feet to an iron pin; thence North 89 deg. 30' West for a distance of 137.07 feet to an iron pin; thence North 22 deg. 32' East for a distance of 81.11 feet to an iron pin at the Northeast corner of a 0.43 acre parcel of land on the approximate shore-line of a lake; thence along the South side of said lake variable distances from said shore-line the following five courses and distances:

Thence North 83 deg. 50' East for a distance of 69.11 feet to an iron pin; thence North 68 deg. 30' East for a distance of 106.49 feet to an iron pin; thence South 74 deg. 27' East for a distance of 54.58 feet to an iron pin; thence North 72 deg. 15' East for a distance of 78.91 feet to an iron pin; thence North 75 deg. 16' East for a distance of 144.36 feet to an iron pin in the centerline of Peck Road; thence South 06 deg. 30' East along the centerline of Peck Road for a distance of 290.40 feet to the true place of beginning and found to contain 1.747 acres of land as surveyed by Lucius F. Converse, O.E. Registered Surveyor No. 1199 in November, 1967.

PARCEL TWO:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

Being tract of land located in Lot 13 Middle Division, Ravenna Township, Portage County, State of Ohio and further described as follows:

Beginning at an iron pin at the intersection of the centerlines of County Highway 167, Millers Corners-Mantua Road and County Highway 163, Lovers Lane, which centerline is also the South line of Lot 13, Middle Division; thence N. 89 deg. 30 W., along the centerline of Lovers Land, 397.65 feet to a point; thence N. 0 deg. 30' E. and passing over an iron pipe set 30.00 feet at side of road, 306.00 feet to an iron pipe, being the true place of beginning, for the following conveyance; thence continuing N. 0 deg. 30' E., 115.00 feet to an iron pipe; thence S. 89 deg. 30' E., 120.00 feet to an iron pipe; thence S. 0 deg. 30' W., 115.00 feet to an iron pipe; thence N. 89 deg. 30' W., 120.00 feet to an iron pipe, being the true place of beginning, and containing 0.31 of an acre of land, together with a perpetual right of ingress and engress over a driveway extended Westerly from County Highway 167 commonly known as Jennings Road (Jennings Road now known as Peck Road). This was surveyed September 30, 1956 by C. B. Dodge, R. S. No. 1682. The above mentioned driveway being 4.5 feet each side of the following described centerline, beginning at the intersection of Jennings Road (Jennings Road now known as Peck Road) centerline and Lovers Lance centerline; thence Northerly along Jennings Road (Jennings Road now known as Peck Road) centerline 302 feet; thence Westerly to a point 4.5 feet Northerly from the Southeast corner of the above described conveyance, be the same more or less, but subject to all legal highways. (Former deed reference in Vol. 640, at Page 259).

Said Premises Located at 6935 Peck Rd., Ravenna, OH 44266.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
